TYPE OF SURVEY: Indiana Minimum Standards Survey
CLASS OF SURVEY: C�ass "D", per Title 865 of the Indiana Adrrinistrative Code
LOCATION OF REAL ESTATE: 13919 Shelborne Rood Westfield, Indiana 46074
In accordance with Title 865, Articie 1, Chapter 12 of the Indianc Administrative Code, the following observations and opinions are submitted with this survey regarding
the uncertainty in the position of the lines and/or corners estobl shed and/or re—estabiished during the performance of this survey as a result of:
A.) Availability and condition of reference monumentation.
B. Clarity and/or ambiguity of the record description(s) for the sub!ect real estate and/or the record description(s) of the adjoining real estate.
C.� Occupation or possession lines.
D.) Measurement (Theoretical Uncertainty).
NOTE: There may be unwritten rights associated with these uncertainties.
Attention is called to the fact that on many occas�ons, the location e the ORIGINAL SECTION CORNER (,stone/buried post) was not perpetuated and thf corn��r was
destroyed and the orig�:,al locatior, lost. In these instances, the only :vidence available to indicote the Aosi±i•�� of t� orginol corner is the ,���� '.; physica!
topographical feotures or mcnumentation that has been accepted by I<�cal surveyors cs the best evidence ot th�� loca�ion of the corner. Lacking the ;:f•;,remer,tiored
evidence, a surveyor may have to resort to proportional measurement to the re—establish the location of section corners. Section corne�s that are not the original
corner ore usuolly classified as "Title Corners . Since undiscovere.d in'ormation may affect the true position of o title corner, the uncerta nty of a corner is not known.
The Theoreticol Uncertainty of the corners and lines of the within desc-ibed real estate as established by this survey is within the specifications for o CLASS D SURVEY
(+/— one foot) as defined in Title 865 of the Indiana Administrative Code. (Theoretical Uncertainty of a measurement is the radius of a circle which circumscribes an
orea contoining the proboble true location of a specified point as determ�ned by the precision of the instruments and procedures employed in the performance of a
survey.)
This survey is a"retracement survey" of a survey of the subject real estate originally made by Weihe Engineers, Inc. dated October 19, 1988 as Job Number 88-1417,
which survey was based upon a traverse of the Southwest Quarter of Section 20, Township 18 North, Ronge 3 East made in conjunction with a survey of said Quarter
Section by Weihe Engineers, Inc. dated December 5, 1973 as Job Nur�ber 73-1979. Monumentation shown on the corners of the described real estate was placed or
found in place by Weihe Engineers, Inc. during the performance cf the above references 1988 survey and was recovered as noted on the within survey plat. Said
monuments were mathematicolly verified for their relationship with the respective lines of said Quarter Section and to themselves in relationship with the lines and
corners of the described real estate. The results of this investigation revealed that the relotionship was within the tolerates set out for a Class D survey and said
monumentation was accepted as being the corners of the descrit�ed land.
As a result of the above observations, it is this surveyor?s opinion thc;t the uncertainties in the location of the lines and/or corners as established on this survey are
as follows:
DUE TO VARIANCES IN REFERENCED MONUMENTS: See obove concernin� section corners and title corners.
DUE TO DISCREPANCIES IN RECORD DESCRIPTIONS: None noted.
DUE TO INCONSISTANCY IN LINES OF OCCUPATION AND/OR POSSESSION: Fence lines os shown on the within survey plat.
GENERAL NOTES:
As used on this survey, certify means to state or declare a professional opinion of conditions regarding those facts or findings which are the subject to the
certification ond does not constitute a warranty or guarantee, either expressed or implied.
This survey was prepared without the benefit of information shown in a current commitment for title insurance, therefore additional easements, rights—of—way, conditions
of use, or other restrictions may exist that affect the within described real estate that are not shown on the within survey plot. This statement will be removed upon
receipt ond inspection of current title insuronce work and copies of it��ms set out in Schedule B therein.
The Zoning classification and its requirements as established by goverr�mental record has not been shown on this survey plat.
Based on a scaled interpretation of FLOOD INSURANCE RATE MAP COM�,�UNITY PANEL NUMBER 180081 0001 C, for the City of Carmel, Indiana, as revised to May 19,
1981, the within described real estate IS NOT located in Spec�al Flood Hazard Area Zone A, as established by the Federal Emergency Management Agency for the
National Flood Insurance Program. The accuracy of any flood hazard statement shown on this survey plat is subject to the scale and to any uncertainty in the
location or elevation shown on the above referenced Flood Insurance Fiate Map.
Per information supplied by the Office of the Surveyor of Hamilton County, Indiana, no tegal (regulated) drains directly cross the described real estate.
8ased on o scaled interpretation of the NATIONAL WETLANDS INVENTORY MAP, titled Carmel, Indiana, dated 1990, published by the U.S. Department of the Interior, Fish
and Wildlife Service, the described real estate shown on the within survey plat DOES NOT contain any areas that have been classified as Wetlands.
No definable width of the rights—of—way for the County Roads adjoining the described reat estate was found. Monumentotion wos placed as noted on the within survey
plat on the apparent right—of—way as evidenced by fences or other physical features, or at random points selected to witness the monumentation placed on the
property corners located on the section lines, and/or the approxi�nate centerline of the pavement of said roads, or on the proposed right—of—way line of said road os
set out by Thoroughfare Plans of the government agency having jurisc!iction in said matters.
Possession lines are referenced at monumented corners only. Possession/occupation lines moy vary between said monumented corners.
