The applicant seeks the following development standards variances:
Docket No. 05080024 V ZO Chapter 25.07.02-05.d institutional sign height
Docket No. 05080025 V ZO Chapter 25.07.02-05.g amount of changeable copy
The site is located at 4242 E 126th St. and is zoned R-I/Residence.

General Info:
The petitioner is
seeking variance
approvals to have
an institutional
ground sign that is
6'2" tall, rather
than the required
5' height. Also,
the petitioner is
seeking a variance
to have an area of
changeable copy
(on the sign) that
is greater than 16 sq ft. The sign ordinance requires the sign to only have changeable copy that is 16 sq
ft less. The proposed area of changeable copy is 24 sq feet. A sign permit is required for this sign.
Analysis:
The institutional ground sign will be on the school property and will be sited approximately 60-ft from
the 126th Street road right of way. The sign base will be landscaped.
Findings of Fact:
1.) The approval of this variance will not be injurious to the public health, safety, morals,
and general welfare of the community because: the sign size & area of changeable copy will
benefit citizens & patrons of the site, in order to notify passersby of public events taking place.

The use and value of the area adjacent to the property included in the variance will not be
affected in a substantially adverse manner because:

The strict application of the terms of the Zoning Ordinance to the property will result in
practical difficulties in the use of the property because:
The sign will only be 5-ft tall, thus making the area changeable copy smaller, possibly causing
a problem with posting events on the sign and visibility of the sign from 126th Street.
Recommendation:
The department recommends positive consideration of Docket Nos. 05080024 V & 05080025 V.
