Carmel/Clay Schools, Shelborne Rd Campus The applicant seeks the following developmem standards variance: Docket No. 05080026 V ZO Chapter 25.07.02-05.b number of institutional signs The site is located at 12415 Sh¢lbome Rd. and is zoned S-I/Residence. Filed by William Payne of Fanning~owcy & Associates for Cannel/Clay Schools. General Info: The petitioner is seeking variance approvals for the number of' institutional signs on the property (the Shelborne Rd & 126th St Campus). There are currently 2 signs that identify each school on the site. Two more signs are proposed, for a total of` 4 signs on the site. Analysis'. The educational campus has become very large, where additional signage is necessary to help with the traffic flow and to help visitors identify the site. The signs will be landscaped. A sign permit is required. Findings of Fact: 1.) The approval of this variance will not be injurious to the public health, safety, morals, and general welfare of the community because: additional institutional signs will aid in identifying the site & directing traffic on such a large educational campus. 2.) 3.) The use and value of the area adjacent to the property included in the variance will not be affected in a substantially adverse manner because: additional institutional signs will aid in identifying the site & directing traffic on such a large educational campus. The strict application of the terms of the Zoning Ordinance to the property will result in practical difficulties in the use of the property because: lack of school identification ground signage may cause a hardship on patrons or visitors trying to identifying/visiting the site. Recommendation: The department recommends positive consideration of Docket No. 05080026 V.
