until the project has ended and Lifestyle has given permission for use.

Remove existing attic ladder fi-om the garage ceiling below
NOTE: Take ladder unit out carefully and set aside for the client she is saving for a fi'lend
Remove wall section in master bedroom required to break through to the available attic space
Remove any electrical only as necessary fur renovation activities in breaking through the wall
Remove any bracing lmuber in place in existing unfinished attic
Existing carpe! will remain in the master bedroom
Floor Systera
Existing floor structure is sized properly to carry the load of the newly expanded living space no floor
build up work is required
NO I'E: There will be a natural step down from the master bedroom to this exercise attic room clue to
original floor height and garage ceiling height framing
Install %" OSB T&G subfloor throughout only the newly finished areas of the attic
Wall System
Build all 3' knee walls with stud grade 2x4 plates and studs 16" c/c per plans
Walls will be fi'amed specifically ibc the doors shown on the plans, which wilI include a single door fi'om
the master bedroom and a single door leading to access to a walk up closet
Install No. 2 SPF double headers over openings fur the doors as appropriate
Frame for a standard depth reacl~ in closet with access by a single door dimensk)ns to be finalized wilh
the client at the walk throogh prior to or at the time of framing
Install ceiling Pan with light kit in the exercise area (client to pnrchase fan / fixCare and Lifkstyle to install)
Install one t)hone jack and one cable outlet in the exercise room per client reqz~est
Install switches to operate lighting tbr the ceiling t~n, light kit on the ceiling thn and the closet light
Install an outlet oa each wall in the attic area to meet code
Install an extra outlet fro' the client up high with the cable outlet so a television can be mounted by the
client at a future date tbr use in the exercise room
Heating/C)oli~ng
Extend heat runs into the attic area fi'om the existing heating and cooling system to move air io thc newly
finished space
NOTE: We are working offa cost allowance number of $1,500 £or the extenskm of heat runs to service
this rotan p&' conversation with clieot
NOTI: Client is aware comk)rt will only be optimal in that area with a dedicated heating/cooling unit,
which could run in the range of two times the $1~500 cost allowance being used today
NOTE: Client indicated the entire heating and cooling capacity of the home may be apgraded in the next
few years, therefore, her feeling is that getting ductwork tn the attic now may result in improved air flow
when the capacity apgrade is done in the thture.,, Lifestyle agrees and will raise issae withJ~eating and
coeting partner
NOTE: Heating and cooling partner Mil come out and meet with client and Lifestyle to review the
conditions, discuss options with the client and a decision will be made with the client about the proper
approach going forward, resulting in a cost a4justment based on method of heating and cooling selected by
the client
