General Info: The petitioner is seeking variance approval to have a wall sign oriented east, which does not face a road frontage. The sign has received ADLS Amendment approval from the Plan Commission for the design. Analysis: The business is allowed to have a sign that faces south, toward 96th Street, but the petitioner feels that the east faqade is a better location for the sign. When drivers drive west along 96th street, the sign will have more viewing time on the east faCade, rather than the south faqade. The building is located within the Parkwood Crossing development. Findings of Fact: 1.) The approval of this variance will not be injurious to the public health, safety, morals, and general welfare of the community because: the sign will be located within the Parkwood Crossing Development and will not directly face 96th Street. The sign will still remain under the maximum square footage allowed for a sign. The use and value of the area adjacent to the property included in the variance will not be affected in a substantially adverse manner because: the sign will be located within the Parkwood Crossing Development and will not directly face 96th Street. The strict application of the terms of the Zoning Ordinance to the property will result in practical difficulties in the use of the property because: the business may not be able to achieve a proper visibility on the site, possibly causing a hardship to the business and patrons trying to access the business' location.
