The applicant seeks the following development standards variances:
Docket No. 05080031 V ZO Chapter 25.07.02-10C0) two signs oriented north
Docket No. 05080032 V ZO Chapter 25.07.02-10(d)(i) directory sign height
The site is located at the SW comer of Carmel Dr. and Guilford Rd. and is zoned M-3/Manufacturing.

General Info:
The petitioner is seeking variance
approvals for signage. The first variance is
to have two wall signs facing north. The
number of wall signs is compliant with the
ordinance, but the number of signs facing
one single road frontage needs a variance
approval. The second variance request is to
have a directory sign that is 6-ft tall, rather
than 5-ft tall. The directory sign is
compliant with the allowable sign area.
Analysis:
The medical office building will have
numerous tenants, and so it is considered a
multi-tenant multi-level building, as well
as a multi-tenant building complex. The
site has three frontages: 122nd Street,
Carmel Drive, and Guilford Rd. If a sign were placed on the west faqade of the building, it would not
have great visibility, and so moving the wall sign from the west fafade to the north fa¢ade makes
sense. The directory sign is proposed to be 6-ft tall, rather then 5-ft tall. This is due to the fact that the
sign will be setback from the road fight of way. The Plan Commission is reviewing the site design and
architecture. There is some concern as to what will happen to the 3 frontages, should the site be
further developed, since the allowable signage is based on the site having 3 frontages.

The approval of this variance will not be injurious to the public health, safety, morals,
and general welfare of the community because' the building is allowed 3 wall signs, and the
signs allowed on the west fafade will be moved to the north faq:ade for the best visibility.
The use and value of the area adjacent to the property included in the variance will not be
affected in a substantially adverse manner because:
the building is allowed 3 wall signs, and the signs allowed on the west faCade will be moved to
the north faCade for the best visibility.
The strict application of the terms of the Zoning Ordinance to the property will result in
practical difficulties in the use of the property because:
The owner may not be able to achieve a proper visibility of the sign, possibly hurting the
business or causing a hardship for patrons trying to identify the site.
