State reasons supporting the Development Standards Variance: (Additionally, complete the attached question sheet
"Findings of Fact-Development Standards Variance").
..1... (number of wall signs on the east facade) While the Ordinance does permit a wall sign along the 1
Street frontage, this sion would not be visible from the road due to existing development on thc
adjoining ~)roDerty and the angle of the proposed building. Thus the petitioner proposes to move thr
permitted sign from the west facade to the east fa~;ade where it would be visible. This would result ir
_.two signs on the east facade, one on the north, and no signs on the west or south fa~;ade. The total am;-_
of signa~:le would not change, only the location.
2. (height of directory signs) The ~)m[x)sed building isa 50,000 square foot office building with thc
capacity for a large number of individual office uses. The proposed directory signs allow for six tenant~
on each sign. These signs would be placed on opposite ends of the property (one on l~r= St. and onr
on Guilford Rd.)~ allowing up to twelve tenants signage at the entrance clos=st to their tenant space_
While the petitioner is able to meet the area requirements of the Ordinance, the height of the sign mus'
be increased over rwe feet to accommodate each of the tenant panels. As designed, each panel is only
seven inches in height. To reduce the height any further would make the panels illegible from th,-.
adjacent roadways.
3. (lan~l_,scape buffer) The petitioner is commiffed to high quality landscaping on this site~ H-,_,,~ever, thc

FINDINGS OF FACT- DEVELOPMENT STANDARDS VARIANCE (Ballot Sheet)
Number of Wall Signs Per Facade
1. The approval of this variance will not be injurious to the public health, safety, morals and general welfare of the community
because the proposal does not suggest any more signage than what is permitted by the Ordinance. It only reorients th~.
signa.(3e so that it is visible to those trying to locate and identify the buildinq.
2. The use and value of the area adjacent to the property included in the variance will not be affected in a substantially
adverse manner because the affected side of the buildinq is more than 300 feet from Guilford Road due to the location of
a retention pond, providing a significant distance buffer from adjacent parcels.
3. The strict application of the terms of the Zoninq Ordinance to the property will result in practical difficulties in the use of the
property_ because the placement of the sign per the terms of the Zoninq Ordinance would result in a siqn that is not legible
from the road to which it would be odented (122nd St). Moving the sign to the east side of the building allows the property
to be adequately identified with minimal impact to the appearance of the site.

FINDINGS OF FACT- DEVELOPMENT STANDARDS VARIANCE (Ballot Sheet)
Hei_~ht of Directory Sign
1. The approval of this variance will not be injurious to the public health, safety, morals and general welfare of the community
because the proposed vadance raises the heiqht of the sign only one foot above what is required by the ordinance. A si×
foot tall sign is consistent with the intent of the Carmel Zoninq Ordinance, as it is the permitted heiqht for a building
identification siqn.
2. The use and value of the area adjacent to the property included in the variance will not be affected in a substantially
adverse manner because the proposed signs are located within a manufacturinq district that allows siqns to a height of up
to seven feet when used for buildinq identification. Thus the proposed increase in sign height is consistent with what
could be constructed on adjoining parcels.
3. The strict application of the terms of the Zoning Ordinance to the property will result in practical difficulties in the use of thc
property because the permitted si,qn height limits the number of tenant panels that can be placed on the siqn and still bo
legible for those trying to identify the building. A five foot sign creates a difficulty in creating adequate si~na.ee to direct
motorists to the appropriate entrance and parking area for a facility of this size

Height of Directory Sign
.
The approval of this variance will not be injurious to the public health, safety, morals and general welfare of the

Solid Buffer Area- South Property Line
1. The approval of this vadance will not I:~ injurious to the public health, safety, morals and general welfare of the community
because the intent of the ordinance is being met through the preservation of the existing tree line on the south side of the

2. The use and value of the area adjacent to the property included in the variance will not be affected in a substantially
