Dear Mr. Granner:
At the meeting held Monday, September 26, 2005, Carmel Advisory Board of Zoning Appeals took the following action
regarding the Use Variance (UV) and Developmental Standards Variances (V) filed by you for the property located at
401 Pennsylvania Parkway, Indianapohs, IN.
APPROVED: Docket Nos. 05080033 UV and 05080034 V through 05080037 V: Use Variance for permitted uses
and Development Standards Variances for build to lines, definition of sign area, sign area per sign and number
signs/transfer of square footage with the following written/recorded Commitments:
1. The dehcatessen and fitness center will not be listed on the ground or wall signage.
2. A tenant must lease a minimum of one floor (33,000 square feet) of the building before the building ID
ground signage would be changed to portray the tenant's name and would come before the Board, again.
Please be advised that per Section 30.05.05: Time Limit of the Zoning Ordinance, the aforementioned Development
Standards Variance approval is valid for one (1) year. By that time, either continuous construction of the
improvements must be underway, or a written request for a one-time, six-month extension of the approval must have
been received and approval granted by this Department. The expiration date of the approval is September 26, 2006.
Please be advised that per Section 25.07.07: Sign Permits of the Zoning Ordinance, the signs approved pursuant to
the aforementioned Development Standards Variances must be established within one (1) year. The expiration date
of the approvals is September 26, 2006.
When applying for applications for permits regarding the improvements contained within this approval,
please include a copy of this letter with your application materials in order to assist the Department's review.
