We offer the following comments: CONSTRUCTION DRAWING REVIEW COMMENTS 1. Previous Comment 3 of a letter dated June 3, 2013. Provide all current easements for entire tract to pertinent sheets with correct calls for each. The stormwater duality BMP shall be located within an easement and a 20 -foot access easement from the public right -of -way provided. 2. Previous Comment 7 of a letter dated June 3, 2013. Please contact Thompson Thrift to obtain all updates associated with the Retail Parkway project that affect this site. Please update the plans to include the following: a. Right -of -way lines consistent with the anticipated replat for West Carmel Commons to accommodate Retail Parkway. Please verify that the right -of -way chamfer shown at Michigan Road/Retail Parkway is correct. Thompson Thrift needs to modify the plat with a larger chamfer at this intersection to fully accommodate the path that is being constructed by the City. 3. Previous Comment 9 of a letter dated June 3, 2013. Please provide the MFPG and MLAG for the building. The MFPG and MLAG shall be the same elevation and based on the following: a. 1 -foot above the maximum water surface elevation onsite, during a 100 -year rain event, assuming all storm inlets plugged. Was this provided? 4. Previous Comment 10 of a letter dated June 3, 2013. Please provide the flood route through the site to the detention facility. The flood route shall be based on a 100 -year rain event, assuming all inlets plugged. The flood route shall be provided in the construction plans (on the Site Grading Plan). 5. What are the elevations on Michigan Road? The FFE shall be 15- inches above the adjacent roadway elevations. 6. A Non - Access Easement is currently shown across the location of the proposed driveway. This does not appear to be consistent with the plat. 7. Is the concrete apron, constructed by the City, being modified within the right -of -way as a portion of this project? Our expectations are that the driveway should not be modified. 8. Maximum spacing of concrete curb control joints shall be 10 feet on tangents and 5 feet on radii. Maximum spacing of concrete curb expansion joints shall be 50 feet. 9. Please submit the deed and dedication documents for the additional required right -of -way shown along Retail Parkway. If you have questions, please contact me at 571 -2441.
