The petitioner proposes a new commercial structure, parking, and signage. The site is
located at 4150 East 96th Street. The site is zoned B3/Business.

The Special Studies Committee forwards this item back to the full Plan Commission with a
favorable recommendation by a vote of 5-0.
The applicant has made changes as recommended by the Commission regarding the building
elevations and provided signage details. These should be distributed by the applicant at the
meeting.
The Department recommends that the Plan Commission approve the proposed DP/ADLS
subject to the following conditions:

Dedication of additional right-of-way as illustrated on the site plans.
Approval of the necessary variances by the Board of Zoning Appeals.
Background.
The applicant is requesting approval of a Development Plan and ADLS for the construction of an
automobile dealership at 4150 East 96th Street. The property is surrounded by other commercial
uses in the area. Please see the informational packet prepared by the applicant for an overview of
the site.
In addition to Development Plan and ADLS approval by the Plan Commission the applicant will
need approval by the Board of Zoning appeals for the number of signs and buffer yard width.
