The petitioner proposes a new commercial structure, parking, and signage. The site is
located at 4150 East 96th Street. The site is zoned B3/Business.

The public hearing for this item was held at the January 18 Plan Commission meeting.
Comments form the public included traffic from maintenance test and test-drives from the auto
dealerships along 96t~ Street. The Department does not believe that these comments were
directed specifically at the applicant. In fact that applicant has provided a written agreement in
the past on other site agreeing not to use that neighborhood to the north for test drives and
maintenance tests.
Please see the letter from the applicant mailed with the agenda last week. The letter addresses
many of the issues raised by the Department. The Commission had added comments at the
meeting regarding the design of the building specifically a desire to see added detailing on the
Bauer Drive elevation. It is my understanding that the applicant will present revised elevations
and renderings at the meeting in order to address these concerns.
The Department recommends that the Special Studies Committee forward this item back to
the full Plan Commission after all comments and concerns are addressed.
Background:
Variance approval is being requested to allow a narrower landscape buffer yard along the east
property line and to allow building signage as proposed. These request are both consistent with
other automobile dealership sites in the area. The Department is in support of both requests.
