Mr. Bastian staled that it was their intent to be good neighbors and maintain the quali'ty of life, beauty of the area, and the tranquility of Six Points Road. Mr. Bastian committed to take care of the riding stable and keep it in good shape. Mr. Weinkauf asked if there were any letters stating non-oPposition from those persons who had originally signed the petition of remonstrance; Mr. Bastian responded in the negative. Mr. Sawyer, a neighbor, was ia attendance and stated that he understood the proposal' and was no longer in opposition. This project falls within tho jurisdiction of Hamilton County, 2. This proposed project falls in the Crookexl Creek Watershed (Mayflower Park Regulated Drain Arm) and has a restriction rate of 0.2:5 CFS par acre, 3. Please submit an outl~ permit for the discharge into the Mayflower Park Arm of the Crook Creek Regulated Drain. Forms. 4, Please coordinate with Max Mouser at Beam, Longest, & Neff on the design of the off-site detention outlet. Your submittext plans show a detention basin overlapping onto Stanley Steamer and tho B.L. & lq. plans show a pipe connecting to others on this project. A c.x~bine detention basin is the best use of the land, but it needs properly eixgineered artd covered with a Drainage Easement, 5. The size of the orifice for the off-sim basin is extremely small at 2.75 inches, which is very prone to get plugged and increased maintenance. Iftbe detention basins were ¢ombinect, would it allow for one 6" orifice for both sites and keep the 100 year elevation low? All off-site work on Alt and Witzig property will need to be coordinat~ and asreed upon by them, along with repairs of their entrance and yard area. 8. The ponds appesr to have NO freeboard at all and the ponds would overflow onto Alt & Witzig's parking lot for, the emergency outlet. This is NOT acceptable with this office arid most likely not acceptable with the adjaceot property owners. Our standards require 2 feet of freeboard and au emergency overflow routin~ at the 100 y~ar elevation, which does not negatively affect other pwpa~j owu~. 9. The plans do not show parking lot curbing but does show precast concrete wheel sfas. This office has concerns with the pwximity of the ponds to the parking lots snd nothing preventing a car from entre/ag the pond, especially around the entrance from 99* Street. 10. The plat shows ~xisting D.]g. b~ing rauov~ from Lot 4 during this mplat process. While I agree the easement neexi changed, I think some easement will need to be left to cov~ the detention basin on Stanley Steamer, especially if thc detention basins ar~ combined.
