The site is lOcated at 1040 North Range Line Road. The site is zoned B3 and is in the US 31 Overlay. Filed by Jennifer Nally. The applicant is requesting ADLS Amendment approval for a ground sign. Previous approvals have been granted for the design of one wall sign and a ground sign along Range Line Road. The applicant was asked to revise their proposal for a ground sign along Us 31 to address committee concerns The Department is in support of the request as amended. With this approval the applicant would be able to decide if they wanted to construct the previously approved wall sign or this second ground sign. In addition they could seek variance approval to allow all three signs. The Department has indicated to the applicant that we can see no practical difficulty at this location presenting the need for relief to allow three signs as opposed to the two permitted by ordinance. The applicant also needs to be aware that at the time the building becomes a multi- tenant ground floor building that the signage requirements change and they will need to return to the Commission with a new signage plan. Once the second space in the building is occupied the building is permitted either two grounds (space shared equally by each tenant) or a wall sign for each tenant. They should consider the value of the investment they will be making in theses signs when making decisions to lease the other space. The Department recommends that the Special Studies Committee approve the request after all comments and concerns have been addressed.
