Docket No. 04120019 DP Amend/ADLS: West Carmel Center Block C - Medford Place The petitioner proposes a new commercial structure, parking, and signage. The site is located at the southeast corner of 106th Street and Michigan Road. Thc site is zoned B3/Business and is within the US 421 Corridor Overlay. Filed by Craig May for PR Block C, LLC. The public heating for this item was held at the February 15th Plan Commission meeting. The public made no comments. The Special Studies Committee met on march 1 st and forward the item to the full Plan Commission with a favorable recommendation by a 4-0 vote. The Department recommends that the Plan Commission approve the proposed DP/ADLS subject to the following conditions: o Building Signage as follows: The building signage shall be individually mounted, face lit channel letters. All signs shall be of the same color that contrasts against the signboard during the day, but is illuminated white from within at night. The color shall be dark bronze or an equivalent approved by the Department. 2. Ground Sign as follows' The ground-mounted sign will be an internally lit, aluminum frame box sign having a colored translucent background and colored opaque letters. Regardless of the layout, the background color and the font color for each tenant shall match across the face of the ground- mounted sign. One of the two colors with match the wall sign color. Background: The applicant is requesting approval to construct a commercial building just south of the existing Bank One site along Michigan Road.
