• Staff Recommendations

Items 1g and 2g may be beard together.
1g. Docket No.SU-11-91 Special Use Application for James R.Steckley,property located
south east corner 116th and River Road, to establish a private recreational facility
within a flood plain area.
Parcel zoned S-1.
Staff Comments:
1) Accel/decel lanes, as requested by Hamilton County Hwy.,will be installed.
2)Request petitioner to participate,along with adjoining future developments,
in fair share of light at 116th and River/Hazeldell Road intersection.
3) Petitioner agree, that if additional property is secured south on River Road,
to install another ingress/egress drive from site onto River Road in compliance
with highway jurisdiction and a minimum of 200' south of 116th Street.
-Staff believes that the special use request for this property,limited to this type
of facility, would not adversely affect the residential character of the area.
2g. Docket No. V-12-91 Developmental Standards Variance applicant the same as 1g.
above.Request variance from Sec.27.4.1 and 27.4.2 which requires paving and curbing
of commercial parking areas.
Staff Comments:
-If special use is approved Staff recommends favorably,provided that curbs be
• installed as necessary in order to control drainage.
3g. Docket No. SU-13-91 Special Use Application Paul E. and Shelley L Shoopman,
property located 4550 W. 116th Street. Request is to construct two (2) artificial lakes
(not part of plat).
Parcel zoned S-1.
Staff Comments:
-Staff supports the project as presented. Petitioner has agreed to comply with
all state and local well regulations regarding pumping of potable water.
