Commencing at the northeast corner of Lot 8 in Nathan Hawkin's Addition to Bethlehem, now
Carmel, Hamilton County, Indiana as recorded in Deed Record 5, page 460 as recorded in the
Office of the Recorder of Hamilton County, Indiana; thence North 00 degrees-05 minutes 49
seconds West (assumed bearing) parallel with and 25 feet west of the east line of said Northeast
Quarter a distance of 238.00 feet to the Point of Beginning thence continuing North 00 degrees

TOWNEHOMES AT RANGELINE
DEVELOPMENT REPORT
GENERAL
The Townhomes at Rangeline is a proposed 0.515 acre townhome and office site located at the
Southwest corner of Rangline Road and 4th Street NW. The site is bounded on three sides by
Rangeline Road, 4th Street NW and 1st Avenue NW. The site is currently located within 2 zoning
districts: B5 along the East half and R4 along the West. The site also lies with 2 subareas:
Historic Rangeline Road Sub-Area along the East and Character Sub-Area.
STREETS & SIDEWALKS
Streets for the proposed development exist along the North, East and West perimeter of the site.
Access to the site is proposed at two locations. A new 24' wide curb cut is proposed along 4th
Street NW to access the new parking lot and a driveway is proposed along 1st Avenue NW to
access the Western garages of the townhomes. New pavement within the 4th Street right of way
will be constructed to conform to the City of Carmel standards in dimension and material
specifications.
Existing sidewalks are located along Rangeline Road and 1st Avenue NW. An additional walk is
proposed along the 4th Street frontage. Sidewalks will be constructed to conform to the City of
Carmel standards in dimension and material specifications.
SANITARY SEWERS
Sanitary Sewer service will be provided by the City of Carmel Wastewater Utility. The proposed
townhomes will be connected to an existing 21" sewer located in 1st Avenue NW. Connection to
the existing line will be made in accordance with the City of Carmel standards and specifications.
The existing structure (proposed office) is currently served via a service lateral to an existing
sanitary line located along Rangeline Road. No changes to the sanitary sewer are proposed for
the existing structure.
STORM DRAINAGE
The project's storm water runoff will be conveyed through a system of pipes and a parking lot
detention facility in accordance with the City Carmel standards and specifications. The storm
sewer system ultimately discharges into the Morrow/Follott legal drain located along Ist Avneue
NW. Approvals for such discharges will be obtained from the Hamilton County Surveyor.
WATER SUPPLY
Water service will be provided by the City of Carmel. Extension of the system will be made in
accordance with the City's standards and specifications. The proposed townhomes will be served
by an existing 6" main located onsite. The existing structure (proposed office) is currently served
via a service line to an existing main located along Rangeline Road. No changes to the water
service are proposed for the existing structure.
