Dear Mr. Sexton:
We have reviewed the secondary plat submitted to this office on February 10, 2004. The only issue we
have regards the right of way indicated for Rangeline Road and to be honest, I don't know if this is a major
issue. You indicate a total of 50-feet. Although I don't have the documentation, plans on file in this office
for recent streetscape improvements on Rangeline indicate a total right of way of 66-feet in this area of
Rangeline Road.
Please remind the developer that all required Performance Guarantees must be posted prior to Board of
Public Works and Safety approval of the plat. To recap the Performance Guarantee requirements:

· Sanitary Sewers
· Monuments & Markers - In my previous correspondence regarding bonding, I forgot that this was
a platted development with bonding requirements for perimeter monumentation. Sorry for any
inconvenience this oversight may have caused your or the developer.
Was the open pavement cut for the sanitary sewer issue resolved? If you recall, Board of Works approval
was granted to open cut the intersection of 1 st Avenue NW and 4th Street NW to access the sanitary
manhole in the intersection. After that approval, the contractor called and raised concerns about accessing
that structure due to costs, safety, etc.

We have reviewed the secondary plat submitted to thc Hamilton County Surveyor's Office for
this project and have the following comments:
Thc DU & SE on thc west property line needs to extend north all thc way to the
ROW. Thc cast-west linc is only a Building Linc and not a proper place to terminate
an easement line.

All other issues, with HCSO, regarding this project have been resolved. Once a
corrected plat is submitted to tMs office, all permits will be passed to Mike Kole,
Permit Inspector, for issuance.

approvals and final checking of the plat is done. Executed copies will be forwarded to your office
at that time.

Dear Mr. Sexton:
This letter is in response to your Secondary Plat Application for Townhomes at Range Line. This is a
preliminary letter to let you begin on revisions. Additional comments will be made by members at the
TAC Meeting on February 18. Please complete the following items after you have received additional
comments at the TAC Meeting.

Please add surveyor's signature, seal, and date on plat.
Please place docket numbers on plat: 124-03 PP (#03080010) and #04010017 SP.
Please provide a copy of the covenants, if any.
Please provide copies of your correspondence with TAC members.
Please confirm that sidewalks will be constructed within the road right-of-way.
Please submit a revised Secondary Plat with the above-mentioned changes. Once these changes have
been made and comments addressed, please produce a Mylar copy for signature by this Department.
Two paper copies of the plat must be filed with the Mylar prior to recording, and three paper copies and a
Mylar of the recorded plat must be submitted following recording. Our approval of the secondary plat
(signature) will be forthcoming upon revision of the plans according to the items listed above.
