Docket No. 04100034 PP: Kendall Wood - Primary Plat
The applicant seeks to plat a residential subdivision of 17 lots on 17.889 acres. The
petitioner also seeks the following subdivision waiver:

The applicant request that the requked 200 foot buffer area be reduced to 25 feet. The
site is located at the NW comer of 121st Street and Shelbome Road. The site is zoned
S 1/Residence.

The Subdivision Committee forwards the primary plat and subdivision waivers to the full Plan
Commission with a 4-0 favorable recommendation. The applicant agreed to additional
landscaping ($5,000 per lot and plantings within the rear yards), exclusively wood fence of the
same type along the west property line and a maximum of three street lights at the entrance in
addition to dusk to dawn yard lighting.
The Department requests that the applicant put this agreement in writing prior to the meeting and
present it to the Commission for verification prior to final action on the Plat.
The Department recommends approval of this Primary Plat subject to the recording of the
written commitment regarding road improvements.
Additional Note: Written findings are required for action on the Primary Plat and waiver
requests. The applicant shall present these to the Commission at the meeting prior to approval.
