It was decided that all of these units are more of an institutional use and not as much of a residential use and so they would not be using the parks system. However, we did still want to charge that 10% because the development is close to City owned land/park and so it is possible that there would be some use of that park. Below is an email I sent to Bickford that has an estimate of what the PRIF would be. I hope this clears things up. So $152.60 times 42 assisted living units would be $6,409.20. I think that would be a good estimate. Please note that the Park Impact Fee will increase on June 15, 2013 to $1,679.00 per unit. I had a question for you in regards to the fees for the water availability fee of $61,460.74, Sanitary Sewer Availibility fee of $37,044.50 and the Landscape Irrigation Fee of $22,405.22. Do those fees need to be paid in order to obtain the building permit or before we start grading and utility work? I am trying to give the owner direction on obtaining the money from his lender. I could not find the limits of the stabilization measures on the demolition plan.
