I do not have the placard. It is likely this was signed and mailed to CFD at time of completion. I do know the unit was
inspected and passed. I will get the check for the $287.40 and drop it by.
Thanks Nick,
Bob

Bob-
For Detour, we will need the remaining balance of $287.40 paid (invoice attached), and I can issue the C/O.
As for the Leasing Center, the only thing I’m still waiting on is confirmation from CFD that they have inspected. If you have the signed CFD placard you
can bring in for this one, I’ll be able to issue the C/O.

I will be heading up to Carmel just after lunch today. Is all resolved on the C of O's for the 2 suites listed above? I can
stop by the city offices and close out this issue if you are ready to do so.
Please advise.

Hi Nick,
I was asked to verify their PRIF was paid. Do you have that in your records? Seems like it may have been an electronic
transfer near the end of the construction of the project, rather than at the beginning with the building permit.
No hurry, just let me know what you find in the next week or so.

Bill,
Thank you for taking time to review the garage at Carmel Lofts today. Following are things that I will forward to you
and/or am working on this afternoon to satisfy the final C of O requirements:
1. Will forward you the Carmel Fire Dept. Compliance form.
2. Will forward you the letter from Walker Parking Garage Consultants stating compliance with the height requirements
on level P2.
3. Letter from Core Slab stating compliance with the recessed area in the northwest corner of P1.
4. We will cushion the piping or relocate the sprinkler piping where head clearance next to bike racks are an issue.
7
5. We will cover the edges of Huddles compressor flange with duct tape.
6. Oil cans will be removed from ledges in parking garage.
7. Straps to be secured at HVAC unit in northwest corner.
8. 2X4 will be removed from concrete deck next to stairwell.
We are currently working on items 4-8 and will have these done today. I will pull up and send you the other items this

Below is an email string from our code consultant to Mara Snyder, the legal
council of the state, pertaining to the ADA lift at a semi-public pool. It indicates
that the City of Carmel Building Commission cannot cite anything in the State
Commissions Rules that require the lift. If Carmel wants to go beyond their
authority and still state that a lift is required, we can file a variance/appeal to the
State. Mara has indicated that they will immediately overrule the Carmel Deputy
Building Commissioner and state that the lift is not required.
I am also going to forward you a second email from my code consultant with
correspondence from the Department of Justice in Washington DC that states the
pool at Sophia Square is for use by an apartment building and is not for public
accommodation. The rules of the ADA do not apply to the private pool area.

Denise,
The new ADA guidelines now require lifts for public pools. There are
questions will the state enforce this requirement and does it apply to
private pools such as an apartment pool? Carmel Code Enforcement has
cited an apartment pool and has delayed its opening based on this new
ADA requirement. Any clarification you and/or staff may provide would be
greatly appreciated.

The rules of the ADA do not apply to the private pool area.

certificate and returned this to the Fire Marshal office. As you know, tomorrow we have scheduled a final walk through for floors 2-5
(Permit 10010081). I am confident that we have satisfied all requirements and will be seeking a certificate of occupancy final for this
permit. I will be on vacation next week but anticipate seeking a final C of O for the parking garage when I return. I will see you

I believe there was $4 or $5000 in late fees were included with the PRIF amount? Would that jive with the amount of
the deposit, vs. the amount of the fee assessed??

Hi Mike, I believe the final inspection for Sophia Square is scheduled for Monday and Tuesday, so I’m attempting to calculate
fees for the project. Do you know where we stand on the Parks & Rec Impact fees for this project? The fee for 202 units at the
time the project started would be $254,722, but there is a note saying Keystone had requested a waiver/modification of this
amount.
Thanks,
