I wanted to provide an update on the site in this email and also request your approval for the location of the proposed remediation shed. As part of environmental activities at the site, Speedway is planning on installing an air sparge and soil vapor extraction system. The remediation shed will be a temporary structure and is anticipated to be on the property for a maximum of three years. The remediation shed is approximately 10 feet long and 12 feet tall with painted wood paneling on the outside and a shingled roof. I have attached a photo for reference. There is an electrical panel on the right side of the system and access doors on the left side. Cardno ATC has been in contact with Duke Energy to provide electrical service to the remediation shed via overhead electrical lines. As I mentioned on the phone, Speedway intends to remove the store building, canopies, and associated underground storage tanks (USTs) and piping. Therefore, we anticipate staging the remediation shed behind the station building along the southern curb until the store building is demolished. Separate permits will be obtained for the demolition activities. After the store building and USTs are removed from the site, the remediation shed will be moved into a more “permanent” location, which will be in the proximity of the former store building. I have attached a figure for reference. The remediation shed is anticipated to be placed within the area shown. The exact location will depend upon the overhead utility lines and the location of the system lines. Per your request, decorative tall grasses or shrubs will be added to the existing green area owned by Speedway to help conceal the remediation shed from the road. We already keep one of the copies of the plans to scan, so maybe for commercial new/additions I could have one of the planners sign that same copy? That way, our “Released for Construction” stamp would appear on the plans, as well as your department’s approval. I was also thinking about the building permits process, and how we should probably go back to getting you an approved, stamped copy of exterior architectural building elevations (either a paper copy or a pdf) from us, the planning/zoning dept.,, so that everyone is on the same page about what is being built before a permit is issued… kind of like a checks and balances type of thing, that you would need to check off on your list of items received, and if you did not get it from us, then you would circle back and check with us…. What do you think?
