HomeMy WebLinkAboutCompliance: Carmel Senior Living with PUD Architectural Guidelines Zzc . c /4/I TIM SPECTfUM 2013 May 01 CARMEL SENIOR LIVING COMPLIANCE WITH THE PUD ARCHITECTURAL GUIDELINES Spectrum's Carmel Senior Living community proposes to use a typical design of our retirement community building,and to add, emphasize,enhance,and modify building elements to conform to the Building Character&Architectural Design Requirements described in the Highpointe on Meridian PUD. Style The style of our typical retirement community buildings could probably best be described as Comtemporary ltalianate (more so than any other style such as Neo-Classical,Victorian,or Modern)with traditional roof forms, engaged columns, & contemporary interpretations of Classical details at our porches (ie column details,dentils). But our standard Contemporary Italianate detailing will be added to&modified in several areas to better comply with the PUD. Vertical Massing Most of the changes to our standard detailing comes in adding verticality.Our typical builidng massing of low, horizontally- oriented, residential-scaled structures provides a welcoming, less institutional character, &reflects the residents' needs for easy accessiblity&improved connection to amenities within the buildings.While we typically have a few vertical elements in our standard building (arrangement of fenestration,chimneys, bumpouts&insets,&porches),we have created more verticality by: -breaking up horizontal volumes with brick up to the roofs at entries, at porch elements, &at bumpouts, -raising the eaves of some porches&bumpouts two feet, -raising the eaves of the NW wing bumpout&the SE corner one foot, -increasing the height of windows at several locations around the building, -deemphasizing horizontal lines of the belly bands in the siding by painting them the body color(vs constrasting color), -emphasizing vertical porch elements by painting them a contrasting color, -using vertical board&batten siding. All of these modifications are unique to the design of the Carmel Senior Living building. Roofs,Overhangs, & Brackets Our standard roofs are low-pitched,which complies with the PUD. But we have increased the depth of our standard overhangs to two feet at all roofs, &we have added brackets of varying sizes to porches,the porte cochere, &at various eaves around the building to accent architectural features. Requirements in PUD Section 5.9 A-K(Materials,Roofs,Facades, Mechanical Equipment,Etc.) The design of Carmel Senior Living meets all other applicable requirements described in Section 5.9 A-K, such as use of brick&fiber cement siding, low-pitch roofs,vertical offsets in facades every 100',fully screened mechanical equipment, etc.. Requirements in PUD Section 5(Height,Area&Architectural Requirements; Pedestrian&Bicycle Access) Additionally,the Carmel Senior Living building meets all applicable requirements in Section 5.
