Dear Property Owner:
This letter and enclosures are sent to inform you of a proposal by the City of Carmel to amend the Zoning
Ordinance and Official Zoning Map of Carmel and Clay Township to include the proposed West 116th
Street Overlay Zone. This Overlay Zone is proposed to help protect the estate character of West 116th
Street from Spring Mill Road to the Boone County Line, by establishing a minimum lot area of 3 acres
for new developments. The adoption process occurs at two levels: 1) the adoption of new development
standards in the Zoning Ordinance, and 2) the creation of a boundary on the Zoning Map.
You have been sent this notice because amendments to the Zoning map require published and mailed
notice to interested parties, in this instance to owners of real property within the proposed boundary (as
listed in Notice of Public Hearing and illustrated by the enclosed map) and to owners of real property
lying within six hundred sixty feet or a depth of two (2) property ownerships, whichever is less. The
Hamilton County Auditor's Office has provided the property ownership information based on the
enclosed parcel list and map.
Please be advised that the Carmel Plan Commission has scheduled a public hearing for this matter on
Tuesday, February 15, 2005, at 7:00 p.m. in the Council Chambers at Carmel City Hall, One Civic
Square, Carmel, Indiana 46032. All interested parties will have the opportunity to testify at the public
hearing as to the proposal.
