The petitioner proposes revised commitment amendment text. The site is located at the
northeast corner of 116th St. and Keystone Ave. The site is zoned B-3 within the US 431
Overlay Zone.

The public hearing for this item was held at the February 15th Plan Commission meeting. There
were several comments made by the public and questions asked by the Commission. Comments/
questions included the following:

Desire to see brick wall as opposed to fence as approved by the Commission.
Concern regarding health of adjoining residents.
Request to see how delivery traffic would be routed on the site.
Request to explore further refinement of time of delivery.
Request to find out if delivery truck had back-up alarm.
The Department recommends that the Special Studies Committee forward this item back to
the full Plan Commission after all comments and concerns are addressed.
Background'
The applicant is requesting approval to allow one after hours delivery to Starbucks that will
occupy one of the tenant spaces at the retail building approved by the Plan Commission late last
year. Please refer to the informational booklet that was provided by the applicant.
The Department is in support of the request.
