The applicant seeks the following for signage: Docket No. 05080041 CA commitment amendment
The site is located at the southeast comer of 126th St. and US 31. The site is zoned B-2/Business,
within the US 31 Overlay. Filed by Paul Reis of Drewry Simmons Vomehm for KRG Hamilton
Crossing, LLC.
General Info:
The petitioner is seeking commitment amendment
approval to allow tenants (including Chase Bank)
to install a wall sign to face Pennsylvania Street.
This application is before the Board because the
commitments state that any amendments be
approved by the Board of Zoning Appeals. The
design of the Chase Bank sign has been approved
by the Plan Commission in September 2005. The
prior commitments also restricted signage to only
face US 31, and not Pennsylvania Street. See the
attached color exhibit from 1999 showing the
previous sign area requested and sign area
allowed.
Analysis-.
This site has been before the Board before with
variances for center identification/tenant directory ground sign height and sign square footage. The
attached graphic from 1999 shows the past approval, and that only 3 of the 13 tenants would have
signage facing Pennsylvania Street.
The Department is slightly concerned with this commitment amendment and how it will affect
future signage on the entire site. The Department would like the petitioner to provide an exhibit
showing all potential future signs on the building. How many potential signs will face Pennsylvania
Street in the future? Tenants will possibly have signage on both the US 31 frontage and the
Pennsylvania Street frontage.
Recommendation-
The department recommends positive consideration of Docket No. 05080041 CA, with the condition
that the number of signs facing Pennsylvania Street will be limited at the Boards's discretion.
