The petitioner proposes a new office building and related parking, signage, and
landscaping. The site is located immediately west of 501 Congressional Blvd and is
zoned B6/Business.

The public hearing for this item was held at the March 15th Plan Commission meeting. The
public made no comments. The commission requested the following:

Elevations of all four sides of the structure including notes for building materials.
Perspective rendering of the building.
Information regarding sanitary sewer access, specifically the lift station.
Verification that 501 congressional has required parking once this area is developed.
Information regarding drain relocation.
The Department recommends that the Special Studies Committee forward this item back to
the full Plan Commission after all comments and concerns are addressed.
Background:
The applicant is requesting approval of a Development Plan and ADLS for the construction of an
office building. The proposed building is 44,000 square feet in area with 2 floors. Please see the
informational packet prepared by the applicant for an overview of the project.
The Department is in support of the request and would like to see the applicant provide
additional information on the following items outlined below:

Provide exhibit illustrating how rooftop mounted equipment will be screened.
Provide additional details regarding proposed wall signage. The larger detail sheet
should include illumination style and colors.
Provide building elevations of ali four sides of the structure. Only one has been
submitted for review by the commission. In addition call out building materials.
Address installation of sidewalk/path as requested by DOCS. The Ordinance requires
the installation of a 10' asphalt path along 116 Street. As opposed to constructing
that path the Department has suggested thc applicant commit to construct a 5'
sidewalk along Congressional Blvd. Connecting the proposed walk in front of the
subject parcel to Pennsylvania Street.
Prepare dedication of right-of-way per the thoroughfare plan. Additional right-of-way
(70' half) is required along 116t~ Street.
