3. Docket No. 05010043 DP/ADLS: Shoppes at Providence
The petitioner proposes two new 3-story commerciaVresidential buildings and related
parking, signage, and landscaping. The site is located at 12700 Old Meridian Street and
is zoned OM/V - Old MeridianNillage Zone.

The public hearing for this item was held at the March 15th Plan Commission meeting. The
public made no comments. The commission requested the blade sign heights be revised so as to
provide clearance for pedestrians. Additional information was requested on sign types and
examples of the proposed signage.
The Department recommends that the Special Studies Committee forward this item back to
the full Plan Commission after aU comments and concerns are addressed.
Background:
The applicant is requesting approval of a Development Plan and ADLS for the construction of
two mixed-use buildings. The buildings will contain commercial uses on the first floor with
apartments on the second and third floors. The building conforms to the requirements of the Old
Meridian District - Village Zone. The parcel was originally zoned as part of the Providence at
Old Meridian then was included in the OM/V rezone. The two buildings will be the second and
third constructed along the Old Meridian Corridor within the Village zone. Characteristics of the
zone include multi-story structures pulled up to the street with parking to the rear and sides.
Please see the informational packet prepared by the applicant for an overview of the site. Tab 1
includes summary narrative.
The Department is in support of the request and would like to see the applicant provide
additional information on the following items outlined below:
1. Provide exhibit illustrating how rooftop mounted equipment will be screened. This
can be a simple line drawing that verifies that any equipment will not extend beyond
the roofline.
2. Provide details regarding the proposed outdoor seating and fence. This would include
cut sheets of the table and chair design, umbrellas - if any, and planters/fence exhibit.
Umbrellas should exclude advertising with the exception of tenant name.
3. Identify locations of wall mounted light fixtures included under tab 5 of the booklet.
It appears that the proposed lights are not shielded and may present glare issues along
the roadway. Please elaborate.
4. Prepare dedication of right-of-way per thoroughfare plan. A 60-foot half is required.
