The existing approved ADLS has proved to be too restrictive for prospective tenant's signage needs. Approval is sought before any new tenants move into the property and apply for sign permits. Application is for signage amendment only. Exist- ing design, and landscaping remain unchanged at this time. The previous ADLS approved the installa- tion of parking lot lighting which has not been com- pleted yet because of the winter weather. The park- ing lot lighting installation is planned for this sum- mer. LocatioD : Property containing approximately 3.5 acres is located on the northeast quadrant of the in- tersection of West Carmel Drive and 3rd Avenue SW, just west of the Monon Trail. Property contains three single story commercial buildings running east and west. One building with frontage on Carmel Drive has different signage requirements than the other two buildings which have indirect frontage on 3rd Avenue SW. For the purpose of this application the building with frontage on Carmel Drive will be called Building Type "A" and the two buildings with indirect frontage on 3rd Avenue SW will be called Building Type "B". Si!!Daf!e : Building Type "A" Kirby Park Building Type "A" is in transition from an industrial building to a more destination-driven retail use requiring improved signage. As existing tenants vacate the building, applicant plans on reno- vating the tenant space to reflect the change in use and therefore a change in signage. Existing and fu- ture tenants in the building lease tenant spaces in 25' increments of width. There is currently no tenant signage on Building Type "B". rent two or more consecutive units.. Current signs are approximately 17' wide by 30" high. The mini- mum set back from the right-of-way to the sign face is approximately 64' . Building Type "B" Kirby Park Building Type "B" is currently to remain an industrial/flex type building with much lower signage requirements than Building Type "A" and currently has an ADLS fixed sign size of 4' x 3'. There is no real frontage on a particular road, there- fore, the minimum set back is unknown. Sif!naf!e ProDosal: Building Type "A" Applicant seeks approval for up to 11 signs to be used for tenant's signage. It will be the individual tenant's responsibility to obtain sign permits for their own sign. All signs are to be able to use all of the square footage available by the sign ordinance based on the tenant space's width and set back from the right-of-way. All signs are to use individually mounted, neon face-lit lettering. Signs may contain more than one line of text, wording or logos, but the wording on each line is to read in a horizontal direc- tion not a "stacked" vertical direction. Each single tenant's sign face is to be able to use any three of the following colors: black, white, cardinal red, emerald green, sapphire blue, or silver for the lettering and dark bronze for the can material. In the case of the specific red, green and blue colors named, a sign in- staller may use matching colors with different trade names from those listed above. Signs would be able to use the following fonts: Helvetica, Bookman, Fu- tura, Goudy and Commercial Script. All fonts could be used in various weights and slant angles. Once again in the case of the trademarked font names listed, a sign installer may use matching fonts with different trade names from those listed above. The logo can not be more than 25% of the sign's total square footage. The logo may contain any three of the six sign colors listed above, independent of the three col- ors used in the sign lettering. Most of the tenants in this building are small or startup businesses. Few of these tenants would have trademarked logos or be able to prove their logo historically for a sign permit. Building Type 'lOB" Applicant seeks approval for up to 24 signs (12 on each building) to be used for tenant's signage. It will be the individual tenant's responsibility to obtain sign permits for their own sign. All signs to be limited to a fixed size white aluminum panel that is 4' wide and 3' tall mounted to the block wall next to the front door. Each single tenant's sign face to be able to use any three of the following colors: black, cardinal red, emerald green, sapphire blue, or silver for the vinyl lettering affixed to the aluminum panel. In the case of the specific red, green and blue colors named, a sign installer may use matching colors with different trade names from those listed above. Signs would be able to use the following fonts: Helvetica, Bookman, Futura, Goudy and Commercial Script. All fonts could be used in various weights and slant angles. Once again in the case of the trademarked font names listed, a sign installer may use matching fonts with different trade names from those listed above. It is proposed that tenants be allowed to incorporate their business's logo on the sign face if they desire. The logo can not be more than 25% of the sign's total square footage.
