Summary: Applicant seeks approval for age package for an existing building since new ordinance amendment requires Planning Commission approval. Signage approval is sought before any new tenants move into property and apply for sign permits. Ap- plication is for signage only, existing design, lighting and landscaping will remain unchanged at this time. Location : Property containing approximately 1.12 acres is located on north side of West Carmel Drive encompassing addresses 146 & 148 West Carmel Drive. Property contains a single 10,500 square foot commercial building facing south along Carmel Drive. The building contains 2 separate tenant spaces, each with entrances facing Carmel Drive. Si2na2e : Currently, the building has one existing raceway mounted neon face-lit channel letter sign. The minimum set back from the right-of-way to the sign face is approximately 58'. Si2na2e Proposal: Applicant seeks approval for up to two signs to be used for tenant's signage. It will be the individual tenant's responsibility to obtain sign permits for their own sign. All signs are to be able to use all of the square footage available by the sign ordinance based on the tenant space's width and set back from the right-of-way. All signs are to be raceway mounted with neon face-lit lettering. Signs may contain more than one line of text, wording or logos, but the wording on each line is to read in a horizontal direction not a "stacked" vertical direc- tion. Each single tenant's sign face to be able to use any three of the following colors: black, white, car- dinal red, emerald green, sapphire blue, or silver for the lettering and dark bronze for the can material.
