INTRODUCTION TO WESTON COMMUNITIES
Weston Communities is a proposed subdivision consisting of approximately 181 acres in
Carmel, Indiana. It is more specifically located on the North side of 106th Street between U.S. Hwy
it/21 and Shelborne Road. The present use of this parcel is agricultural. The present zoning is S-1
F..
(Residential District) under the Carmel/Clay Zoning Ordinance.

We are proposing to develop this parcel utilizing the S-1 cluster option. This development will
be comprised of several neighborhood areas consisting of 371 lots ranging in size from approximately
0.15 to 0.34 acres with an overall density of 2.05 lots per acre. Several lakes will be built to serve
this development aesthetically as well as for the control of storm water. This development will be
served by Clay Township Regional Waste District, Ameritech, Public Service Indiana or Indianapolis
Power & Light Company, and Indiana Gas Company. All utilities have been contacted and are
apprised of the development's current status.
