Docket No. 05020034 DP/ADLS: Carmel Townhomes The applicant seeks to create 56 single family attached units on 4.4 acres and seeks the following subdivision waiver: Docket No. 05020035 SW: 20G 5.1 (F)(4) - Building Width The applicant seeks to reduce the required unit width from 22 feet to 20 feet. The site is located at 1335 W. Main Street and is zoned OM. Filed by Kenny Windler of Ryland Homes. The public hearing for this item was held at the April 19th Plan Commission meeting. The public made no comments. The commission requested additional information regarding the following: 1. Parking was noted as inadequate for the project. There was a request to see additional parking spaces. 2. A request was made to see an overall exhibit of the area to see how this site fit into the overall old meridian plan. 3. There was a request to see the location of the 20' wide units. The Department recommends that the Subdivision Committee forward this item back to the full Plan Commission after all comments and concerns are addressed. Background: The applicant is requesting approval of a Development Plan and ADLS for the construction of 56 townhomes on approximately 4.5 acres. The plan is consistent with the overall development concept established by the Old Meridian District. The applicant is requesting approval of four waives to permit the following: 1. 20' wide living units as opposed 22' as prescribed by ordinance. 2. Exemption from the requirement to recess entry doors 3 to 5'. 3. An increase in the allowed building separation of 6' 4. Two permanent entry signs where the ordinance does not allow subdivision monumentation. The proposed layout of the sit allows for the future construction of the Grand Boulevard south from Main street and the extension of an east/west street within the approved Alexandria of Carmel project to the west of the subject parcel. The surrounding parcels are similarly zoned and this layout allows for the development of the area consistent with the plan for single family attached housing that is part of the Old Meridian District Plan.
