Jackson Square Planned Unit Development
The applicant seeks to rezone 7.3 acres from B6/Business to PUD/Planned Unit
Development for the purpose of creating a two story commercial building and 38
townhomes in 7 residential buildings. The site is located at SE comer of 136th Street and
Pro Med Lane.

The applicant is requesting approval of a Planned Unit Development to allow the construction of
an office building and 38 townhomes. Included with the PUD Ordinance are the ADLS and
Development Plan for the site. Please refer to the informational booklet for a complete review of
the proposal.
This site falls within the 600' US 31 boundary overlay. This is the case with several of the lots
within the adjacent Kensington Place addition. Likewise the sites across US 31 contains both
single-family residential, attached residential (townhomes), retail and office uses. The
Commission may recall the discussion of the Hunters Creek PUD where the Lockerbie
Townhomes now sit. That was a request where office was proposed on a site within the overlay
and denied by the City Council after an 11-2 unfavorable recommendation from the plan
Commission. Later a proposal consisting oftownhomes was approved by the City Council with a
favorable recommendation from the Commission. That proposal was seen as a reasonable
transition between the uses along the corridor and the primarily single family uses further to the
west. Many similarities exist between that situation and the subject rezone from a land use
perspective. The existing site permits office development throughout and the applicant desires to
construct office adjacent to Smokey Row Road with a townhome component adjacent to existing
townhomes to the east. A 45' buffer is proposed between the existing and proposed townhomes
where if developed as office a 50' buffer was required as part of the original zoning for Pro Med
Park. While it is typically unnecessary to buffer compatible uses the applicant felt it way
necessary to maintain 45' of the 50' previously committed to tree preservation area as many
adjacent neighbors had purchased their homes in Kensington Place with the understanding that
the area was to remain in a natural state between their homes and future three to four story office
development. The Department has no requests for additional documentation beyond that
contained in the information booklet for consideration by the Commission at this time.
Please note the one item of correspondence received by the Department on this request. It should
be included in the transmittal of the reports.
The Department recommends that this item be forwarded to the Special Studies Committee
on May 3rd for further discussion.
