. Do you really desire a sanitary lateral under the pond and a drop manhole in the
limits of the pond?
. What is represented by the symbol in the northwest comer of3rd Avenue and the
entrance?
. Please indicate the instrument number of any reference recorded instruments
(easements, etc.).
4. Sheet C103
. At the southwest comer of3rd Avenue and Gradle Drive, is it not possible to install a
manhole at the pipe junction with an end section stubbed out to drain the ditch and
slightly regrade the area over the new manhole?
. Is a manhole planned at the northwest comer of3rd Avenue and the entrance? One is
shown on the Site Development Plan. A manhole should be installed at this pipe
junction and the area regarded to direct water to the curb line or into the ditch to the
east.
. Note 1 states: "UPSTREAM DRAINAGE MUST BE ACCOMMODATED
THROUGH SITE". The Department would expect this to be accommodated in the
design not by the Contractor.
5. Sheet C104 Landscape Plan - Please remove landscape plan from plans submitted to
Department of Engineering for approval. The Department of Engineering does not
approve th.e landscape plan.
6. Please contact Crossroad Engineers to obtain drainage review checklist for consideration
in developing the drainage design of this project.
These comments represent the Department of Engineering's initial review of the primary plat for
this project. We request that all responses to our comments be provided in writing. Failure to
provide written responses may result in the delay of the review process.
It is critical that our office be made aware of all modifications made on the plans being
resubmitted, particularly if any such changes are considered "new" or fall outside of our previous
reviews. Please provide revised plans including all revisions. . Please notify us of any changes
and specifically state any changes, including changes resulting from Plan Commission, BZA or
other committee meetings.
All bonds and performance guarantees must be posted prior to Engineering Department approval
of construction plans. Also, Board of Public Works and Safety approvals and .any other
governing agency approvals (if required) must be obtained prior to Engineering Department
approval.
