To allow homes to face internal streets.
The site is located at the NE comer of Hoover Road and W. 116th Street and is zoned S 1
(Residential).

The applicant is requesting approval of a Primary Plat to include 23 single-family detached
homes on 40 acres. The public hearing for this item was held at the April 19th Plan Commission
meeting. The public made no comments. This item was continued from the June 7 Subdivision
Committee meeting to the August 2nd meeting where it received a unanimous positive
recommendation with conditions.
At the committee meeting the petitioner agreed to the following commitments:
1. Provision of the 10-foot pedestrian path along 116th Street and the 6-foot sidewalk and
shared bike path on Hoover Road - to be installed at time of development. If more
feasible to install these in conjunction with City coordinated roadway improvements, the
applicant can fund the installation of such. This funding would be before secondary plat
approval. This option is entirely at the discretion of the City Engineering Department.
2. Landscape plan approval by the Urban Forester.
3. Architectural commitments for brick/stone clad first floors and chimney chases, and the
use of natural materials for the remainder.
4. Installation of 3 rear yard trees for all perimeter lots.
5. Preservation of the lake on common area 2.
At the meeting the petitioner is to present typical elevation views into the subdivision from 1 16th
Street and Hoover Road to illustrate how the landscaping and architectural commitments will
offset views into the rear yards of houses.
The Department recommends that the Plan Commission approve the Primary Plat and
Subdivision Waiver requests as amended and forwarded by the Subdivision Committee on
August 2nd subject to the recording of the proposed written commitments (as detailed
above).
Additional Note: Written findings are required for action on the Primary Plat and waiver
requests. The applicant shall present these to the Commission at the meeting prior to approval.
