Based on a review of the drawings received with the letter dated June 3, 2005, the outstanding items from the Department of Engineering reviews have been addressed with the following exception: 1. Per our comment latter dated April 26, restated from previous reviews: ""Please indicate a swale along the north and south property lines. The swale on the north property line would have to be located outside of the tree preservation area. The Department is of the opinion that a swale is needed along the eastern property line to drain the area behind the easternmost housing units. These swales must be 1% minimum slope and cannot be longer than 400-feet before discharging to the detention pond or an inlet." As it relates to the south swale, the City requires this swale to ensure that water discharging from this property does not have to be accommodated by a future development. The swale on the north side is required to ensure positive drainage of the area with no ponding." A swale is still required on the south side of the development. Even if the existing swale collects and conveys runoff from the street and portions of this property, the adjacent development should not be burdened with managing the direct runoff from the southernmost portion of this property. As we discussed at the meeting on June 22, this adjacent development will be expected to convey the runoff from the right-of-way across the Guilford Reserve frontage. The adjacent development should not also have to manage the runoff from the backside of the town homes. 2. Comment on previous review: "Please remove these sheets from this set of plans. Approval of the landscape plan does not come from the Department of Engineering." Please remove the Landscape Plan and Landscape details from the sets of drawings submitted for approval. 3. Thank you for adding the City standard details for the proposed curbing within the right-of-way. However, there are no notes or keynotes that specifically require the installation of these curbs within the right-of-way. Please indicate installation in accordance with the City Standard details with a note or a keynote on Sheets 2 and 6. 4. The curbing at the entrance is indicated to tie into the existing centerline of the roadway and not the existing edge of pavement. Please revise so that the curbing ties into the existing edge of pavement. The Department is prepared to approve the drawings pending submission of drawings that incorporate the outstanding items listed above and the receipt of a certified check for the installation of the perimeter monumentation. Please submit the required number of plans sets for approval that incorporate the items above along with the certified check for the perimeter monumentation.
