and sanitary sewer main locations.

BONDING REQUIREMENTS
1 O. Performance GuaranteeslEngineer's Estimates
The required multi-use path in the right of way of 131st Street and any driveway improvements will
require an Engineer's Estimate for 100% of the cost of materials and labor for construction. A
Performance Guarantee, in the amount of the Engineer's Estimate, will be required. Additionally, a
10% 3-year Maintenance Guarantee will be required for the multi-use path after the Performance
Guarantee has been released.
11. Street Cut/Right of Way Permit and Bonding Requirements
Any work in the dedicated right of way of 131 st Street, not included or covered by a Performance
Guarantee, will require a Right of Way Permit and a License and Permit Bond. The bond amount will
be determined by the number of instances of work in the right of way @ $2,000.00 per instance. Open
pavement cuts in dedicated streets require approval by our Board of Public Works and Safety. Please
contact our Right of Way Manager, Fred Glaser, to arrange permitting and bonding.
PRIMARY PLAT COMMENTS
12. Please add acreage for right-of-way and final lot acreages to the legal description.
13. The existing right-of-way from SR 234 as indicated exceeds the right-of-way as prescribed in the
City's 20-year Thoroughfare Plan. However, as the current legal description still describes the property
to the centerline of the road, the City requests formal dedication of the right-of-way by plat or metes
and bounds description.
14. The Primary Plat must indicate the construction of a 10-foot multi-use path across the frontage in
accordance with the City's Alternative Transportation Plan. The path shall be located I-foot from the
right-of-way line.
15. The proposed common drive\vay shall not exceed the City's maximum dimensional standards per the
attached exhibit. The Primary Plat shall reflect a City standard driveway, at least for the portion of the
driveway within the City right-of-way.
16. Contact Carmel Utilities regarding the abandonment of any existing septic tanks and/or wells.
17. Please provide a brief drainage summary that outlines the existing and proposed conditions (ground
cover, etc.) and the expected runoff from the property in both the existing and proposed conditions for
the 2, 10 and 100-year events. Detention would not be expected but a report must still be submitted.
These comments represent the Department of Engineering's initial review of the primary plat for this
project. We request that all responses to our comments be provided in writing. Failure to provide written
responses may result in delay of the review process.
It is critical that our office be made aware of all modifications made on the plans being re-submitted,
particularly if any such changes are considered "new" or fall outside of our previous revie\vs. Please
provide revised plans including all revisions. Please notify us of any changes and specifically state any
changes, including changes resulting from Plan Commission, Special Studies or other committee meetings.
All bonds and performance guarantees must be posted prior to Engineering Department approval of the
secondary plat. Also, Board of Public Works and Safety approvals and any other governing agency
approvals (ifrequired) must be obtained prior to Engineering Department approval of the. secondary plat.
The City's drainage review consultant has reviewed the plans. A copy of that letter is attached for
reference.
