OPEN SPACE REPORT
Open Space Description
The Long Branch Site consists is a 38.86 acre development designed with open space as
a priority throughout the project. The development includes both Designed Open Space
and Natural Open Space. Lots have been sited to maximize orientation to the floodplains
and wooded areas with minimal encroachment on natural resources.
The Natural Open Space area consists of a creek located in a wooded area. The Designed
Open Space consists of 4 park areas.
Block "A" is a common area classified as Designed Open Space (37,711 S.F.). It is a
neighborhood focal point and will include benches, lighting, signage, and a trail. The open
space will also incorporate informal landscaping.
Block "B" is a common area classified as Designed Open Space (36,056 S.F.). It is a
neighborhood focal point and will contain lighting, benches, an architectural shade
structure, and informal landscaping.
Block "C" is a common area classified as Natural Open Space (269,090 S.F.). It includes a
small wetlands area, woodlands (see woodland report), a trail, informal open space and
two detention ponds. This area primarily serves as a passive open space.
Block "D" is a common area classified as a Designed Open Space (41,787 S.F.). It meets
the criteria of a Green. This area will contain street lighting, an architectural shade
structure, signage, benches, and informal landscaping.
Block "E" is a common area classified as Designed Open Space (38,593 S.F.). It is
intended as a neighborhood focal point near the entrance to the development and will
include some informal landscaping.
The.Long Branch Development is coordinated with the Comprehensive Plan and meets the
requirements therein. The existing zoning classification of S-1 has been preserved and
density levels met. We have acknowledged and incorporated the collectors represented on
the Thoroughfare Plan aligning with existing streets & curb cuts. Shelbome Road is located
to the east of the site and 1215 Street is located to the north of the site. Shelborne Road is
identified as a Secondary Arterial (90' R.O.W.) and 121st Street is identified as a
Residential Street Major ( 50' R.O.W.).
The Associations within Long Branch Development shall be responsible for maintaining the
Open Space. The Associations shall elect Officers and a Board of Directors as defined in
their By-Laws and Articles of Incorporation. Volunteers from within their organizations shall
manage the Associations. The Associations may contract with outside agencies for the
administration of the Association. The Associations may and will like contract with outside
