5h. Docket No. 05040026 DP/ADLS: Burford Office Park
The applicant seeks approval to construct a 2 building office complex on 1.73 acres in
conjunction with the following rezone:
Docket No. 05040028 Z: Burford Office Park
The applicant seeks to rezone 1.73 acres from Rl and R3 to B5. The site is located at
10430 Delaware St. N and is zoned Rl and R3, and is within the Home Place District
Overlay Zone.

The applicant is requesting approval of a Development Plan and ADLS to construct 2 office
buildings. Please see the informational packet prepared by the applicant for an overview of the
project including the proposed buildings, signage, landscaping, and site layout.
This is the first redevelopment project within the West Homeplace Commercial Corridor
Overlay. The overlay encourages low intensity commercial development on lots that are
currently zoned for residential use. Given this, it is necessary to rezone these properties in order
to allow the proposed development. It has been recognized by staff that an ordinance amended to
the setbacks required by the overlay will be necessary to accommodate this and future projects in
this corridor. This DOCS generated ordinance amendment will be introduced to the Plan
Commission in the July 19th agenda.
This project also requires the replatting of the Penn View Heights Subdivision.
The Department requests the applicant provide the following information for consideration by
the Plan Commission:
1. Required replat application and supporting materials.
2. Indication on site plan showing location of required bike rack, as well as a detail sheet
for such.
3. Indication on site plan showing the desired location of the proposed ground sign.
4. Indication on site plan showing the location of all HV AC units as well as screening
method.
5. Landscape approval letter from the Urban Forester.
6. Provision of (or the commitment to fund the future installation of) the required 10
foot pedestrian path along the Pennsylvania Street right of way. Sidewalks from the
main entrances to the structures must access this path.
The Department recommends that this item be forwarded to the Special Studies Committee
on July 5th for further discussion.
