Dear Ms. Howard:
The City has received your comment letter and drawings dated February 27,2006 based upon the City
review of February 17,2006.
The comments from the City review have been satisfactorily addressed. Please submit a minimum of five
copies for approval and we will approve the drawings. If the owner would like additional sets of the
drawings, we will approve up to two additional sets. All bonds and performance guarantees (if required)
must be posted prior to Engineering Department approval. Also, Board of Public Works and Safety
approval and any other governing agency approvals (if required) must be obtained prior to Engineering
Department approval.
Per comment 6 of previous correspondence, please notify the Department of Engineering in writing when
you have started the process to execute a Consent to Encroach with the City for the sanitary sewer lateral
and the water services has been started. Then the Department will approve the drawings.

Dear Ms. Howard:
The City has received your comment letter and drawings dated February 16, 2006 based upon the City
review ofJanuary 19, 2006.
The comments from the City review have been satisfactorily addressed with the following exceptions:
PROJECT COMMENTS-CONSTRUCTION PLANS
1. Please remove the disclaimer, "THESE DOCUMENTS ARE SUBJECT TO PERIODIC
REVISIONS BY ROGER WARD ENGINEERING. THE HOLDER IS RESPONSIBLE FOR
VERIFYING THAT THESE DOCUMENTS ARE THE MOST CURRENT PRIOR TO USE,"
from the lower right comer of the title sheet. Drawings with this disclaimer will not be approved
by the City of Carmel.
4. Per Board of Public Works and Safety approval, please indicate the following on the plans: "The
Developer agrees to perform I-inch surface milling of the full width of the existing alleys across
the property frontage to the south and to the west in accordance with the Department of
Engineering 2005 Paving Policy after the utility installation is complete." On Sheet ClOl of the
plans, there are errors in this note. Please proofread and revise.
6. 'The Developer agrees to execute a Consent to Encroach with the City for the sanitary sewer lateral
and the water services. Prior to drawing approval, this process must be started.
7. The keynote, referencing 6" curb per Carmel details, needs to be revised to requite City standard
chaitback curb and the CitY standard detail needs to be added to the plans.
It is critical that our office be made aware of all modifications made on the plans being re-submitted,
particularly if any such changes are considered "new" or fall outside of our previous reviews. Please
provide revised plans including all revisions. Please notify us of any changes and specifically state any
changes, including changes resulting from Plan Commission, Special S~~ies or other committee meetings.
All bonds and performance guarantees must be posted prior to Engineering Department approval. Also,
Board of Public Works and Safety approvals and any other governing agency approvals (if requited) must
be obtained prior to Engineering Department approval. '
Please continue to work with Crossroad Engineers to resolve the requitements of the drainage review. In
the next submittal, please address both the comments from the City of Carmel Department of Engineering

this project. .We request that all responses to our comments be provided in writing. Failure to provide

Dear Ms. Howard:
The City has received your comment letter and drawings dated December 5, 2005.
PROJECT COMMENTS-CONSTRUCTION PLANS
1. Please remove the disclaimer from the lower left corner of the title sheet. Drawings with this
disclaimer will not be approved by the City of Carmel.
2. On Sheet Cl02, instead of instructing to make the sanitary connection per City of Carmel
requirements, the details of this connection need to actually be shown.
3. Per Board of Public Works and Safety approval, please indicate the following on the plans: "The
Developer and their Contractor will contact the Department of Engineering to schedule a pre-
construction meeting to review the Department's construction requirements, staff notification
requirements, required inspections for certain stages of the work and to review the authority of the
Department as it relates to work within the City right-of-way."
4. Per Board of Public Works and Safety approval, please indicate the following on the plans: "The
Developer agrees to perform I-inch surface milling of the full width of the existing alleys across -

and the water services. Prior to drawing approval, this process must be started.
7. The keynote, referencing 6" curb per Carmel details, needs to be revised to require City standard

8. Please add the followmg note to the Slde'Yalk and Curb notes: "Damaged curb and sidewalk.. .
within the right-of-way shall be identified 'Js "damaged" by the City and repaired and/or replaced
at their discretion." \
9. Provided that the requested detention is provided, the demolition plan must indicate removal of
right-of-way improvements to include curbing, sidewalk, and pavement.
10. Street cuts need to be repaired in accordance with the City standards. The City standard street cut
patch detail needs to be added to the plans.
11. Repairs to walk and curb within the right-of-way need to be in accordance with City details and
these details need to be added to the plans.
Please continue to work with Crossroad Engineers to resolve the requirements of the dramage review. In
the next submittal, please address both the comments from the City of Carmel Departmen( of Engineering
and the comments from Crossroad Engineers. .

We have reviewed the construction plans submitted to the I-Iamilton County Surveyor's
Office on July 7, 2005 for this project and have the following comments:
1. This proposed project falls within the incorporated azea of the City of Carmel.
2. The proposed project DOES fall in a Carmel Well Head Protection Zone.
3. The proposed project falls within the Follett Morrow Regulated Drain Watershed.
4. The Hamilton County Surveyor's Office has no concerns with the rezone and use
variance as long as no changes aze being made to the amount of impervious azea or
drainage patterns on the site. If these changes are being made, HCSO will require
construction plans and drainage calculations for review and approval by this office.
5. Please copy this office on all future submittals of constriction plans and drainage
calculations.
6. Please note the additional comments maybe warranted at a later date.
