CARMEL ZONING ORDINANCE Z-289, SECTION 29.4.2(3): The Director, Department of Community Services (orstaffj
shali approve or deny the improvementJocation permit (building permit) within five (5)workina davs of the receipt of the
written application form and accompanying materials. The improvement location permit(building pertnit) shall be issued
when the proposed structure, improvement or use and its location conform in all respects to this ordinance.
The followinq must be received bv the Deoartment of Communitv Services before anv buildinq or remodelinq oermit can be
reviewed or issued bv staff:
1. ONE completed Improvement Locadon Permit(Building Permit) applica5on.
2. TWO (2) complete sets of consVuction plans. Building elevations, foundation plan, floor plan and typical
wall section must be shown. All cross-sections must be properly d?tailed ard label�. At lease one. cross-
- section must show R-values of building matenals to ensure complianr,e with the Indiana Energy Codes. If
minimum R-values are not met on cross-section an Eneryy iJode Compliance 4','rri;s;;=;e;;n:;s; b�
completed. If manufactured trusses are used, a diagram must be included witti building plans for all trusses
being used. Truss diagrems must be stamped with the seal of the reyisterr;; :;rchitect or engineer who is
responsible for that desiyn. Only Indiana ragisVations wili be recognized. If a commercial construction,
plans must be stamned a�nroved bv the indiana StaYe �epartment of Fire Prevention & B�ildina Safetv
Indicate total height of buiiding on pians.
3. ONE copy of sewer permR(from City of Carmel Engineering Dept, Hamilton Westem Utilities or Ciay
Regional Sewer District whichever applies), or sepdc permR(Hamilton County Health Department).
4. ONE (1) copy of plot plan from subdivision development plan.
5. TWO (2) copies of a site plan or plot plan showing the following REQUIRED information (can be obtained
from the landowner or developer):
—Name and address of designer of plan with date
—Name and address of owner
—Lot number and subdivision or applicable general description
—Lot drawn to scale—all dimensions
—Scale and north arrow
—loVProperty lines
—ivlinimum front building setback line per approved development plan Qnciude all front yard)
—All roads, alleys, rights-of-way, etc.
—AII other utilities and drainage rights-of-way and easements
—Any applicable flood plain area (Eleva6on Certificate if necessary)
—Suilding pad elevation and lot comer elevations
—All accessory buiidings—ebsting or proposed
—All sidewalks and driveways
--Sewer and water lines, septic system (tanks & filed system) and well location
—Drainage flow arrows
—All drainage swales and subsurface facili�es (retention/detention areas, etc.)
—Sump pump (sump pump pits) showing discharge locabons
—Geothermal heat pump discharge loca6ons
H land is not within a platted subdivision, a legal description is needed.
ALL CONSTRUCTION IS SUBJECT TO FIELD INSPECTION
