CARMEL ZONING ORDINANCE Z-289, SECTION 29.42(3): The Director, Department of Community Services (o�staffj
shall approve or deny the improvement location permit(6uilding permit) within five (51 workina davs of the receipt of the
written application form and accompanying materials. The improvement location permit (building permit) shall be issued
when the proposed structure, improvement or use and its location conform in all respects to this ordinance.
The followino must be received bv the Deoartment of Communitv Services before anv buildina or remodelinq permit can be
reviewed or issued bv staff:
1. ONE completed Improvement Location Permit(Building Permit) application.
2. TWO (2) complete sets of construction plans. Building elevations, foundation plan, floor plan and typical
wall sestion r.��.;s' be shown. All cross-sections must be properly detailed and lah�::ed. ,1t lea•�c one crou-
� secbon must show R-values of buildin; matenals to ensure compliance with the Indiana Enersy Codes. If
minimum R-values are not met on cross-section an Energy Code Compliance Worksheet must be
completed. If rnanufactured Uusses are used, a diay�an� rnus,b� included �„^th building plans for all Vusses
being used. Truss diagrams must be stamped v+ith tho seal of the registered archftect or engineer who is
responsible for that design. Only Indiana regisVations will be recognized. If a commercial construction,
plans must be stamped approved bv the Indiana State Department of Fi;:; Pr=:rent�on 3 Builui;�q Safetv.
Indicate total height of building on plans.
3. ONE copy of sewer permd(from City of Carmel Engineering Dept, Hamilton Westem Utlli�es or Clay
Regional Sewer District whichever applies), or sepbc permit(Hamilton County Health Departrnent).
4. ONE (1) copy of plot plan from subdivision development plan.
5. TYVO (2) copies of a site plan or plot plan showing the (ollowing REQUIRED information (can be obtained
from the landowner or developer):
—Name and address of designer of plan with date
—Name and address of owner
—�ot number and subdivision or applicable general description
—Lot drawn to scale —all dimensions
—Scale and north arrow
—�oUProperty lines
—Minimum front building setback line per approved development plan Qnclude all front yard)
—All roads, alleys, rights-of-way, etc.
—All other utilities and drainage righls-of-way and easements
—Any applicable Flood plain area (Elevabon Certificate if necessary)
—Building pad elevabon and lot comer elevations
—All accessory buildings— ebsting or proposed
—All sidewalks and driveways
—Sewer and water lines, septic system (tanks 8 filed system) and well locabon
—Drainage flow arrows
—All drainage swales and subsurface facilities (retention/detenbon areas, etc.)
—Sump pump (sump pump pits) showing discharge locations
—Geothermal heat pump discharge loca6ons
ff land is not within a platted subdivision, a legal description is needed.
