CARMEL ZONING ORDINANCE Z-289, SECTION 29.4.2(3): The Director, Oepartment of Community Services (orstaf�
shall approve or deny the improvement location permit (building permit) v+ithin five (5)workinq days of the receipt of the
written application form and accompanying matznals. The improvement location permit(building permit) shall be issued
when the proposed structure, improvement or use and its location conform in all respects to this ordinance.
The followinq must be received bY the Department of Communitv Services before anY buildinq or remodelinq permit can be
reviewed or issued bv staff:
1. ONE completed Improvement Loca6on PermR (Building Permit) application.
2. TWO (2) complete sets of construc5on plans. Building elevations, foundation plan, floor plan and typical
wall section must be shown. All cross-secGons must be properly detailed and labeled. At lease one cross-
section must show R-values of building matenals to ensure compliance vnth the Indiana Energy Codes. I�
minimum R-values are not met on cross-section an Energy Code Comoliance Worksneet must be
completed. If manufactured trusses are used, a diagram must be included with building plans for all trusses
being used. Truss diagrams must be stamped wRh the seal of the registered archftect or engineer who is
responsible for ih2t design. Only Indiana registrations will be recognized. If a commercial construction,
plans must be stamped approved bv theJndiana State Department of Fire Prevention & Buildinq Safetv.
Indicate total tieight of building on plans.
3. ONE copy of sewer permit (from City of Carmel Engineenng Dept., Hamilton Western Utili�es or Clay
Regional Sewer Distnct whichever applies), or sepbc permit (Hamilton County Health Department).
4. ONE (1) copy of plot plan from subdivision development plan.
5. T1^!O (2) copies ofa site plan or plot plan showing the following REQUIRED irformation (can be obtained
from the landowner or developer):
—Name and address of designer of plan with date
—Name and address ot owner
—Lot number and subdivision or applicable general descripbon
—Lot drawn to scale —all dimensions
—Scale and north arrow
—�oUProperty lines
—Minimum front building setback line per approved development plan (nclude all front yard)
—All roads, alleys, nghts-of-way, etc.
—Ail other utilities and drainage nghts-of-way and easements
—Any aoplicable flood plain area (Elevafion Certificate if necessary)
—Building pad elevation and lot corner elevabons
—All accessory buildings— exisbng or proposed
—All sidewalks and driveways
—Sewer and water lines, septic system (tanks & (led system) and well loca6on
—Drainag> flow arrovrs
—AII drainage swales and subsurface facilrties (retention/detenfion areas, etc.)
—Sump pump (sump pumo prts) showing discharge loca6ons
—Geothermal heat pump discharge locabons
If land is not within a platted subdivision, a legal description is needed.
