CARMEL ZONING ORDINANCE Z-289, SECTION 29.4:2(3): The Director, Departrnent of Community Services (or staffj
shall approve or deny the improvement location permR(building permit)within five (5)workina davs of the recaipt of the
written applicatian fortn and accompanying matenals. The improvement locafion permit(building pertnit) shail be issued
when the proposed suucfure, improvement or use and its location conform in aU respects to this ordinance.
The followina must be received bv the Deoartment of Communiiv Services before anv buildina or remodelinq oertnd can be
reviewed or issued bv staff: —
1. ONE completed Improvement Location Permit(Building Permit) application.
2. TWO (2) compiete seis of construction plans. Building elevations, foundation plan, floor plan and typical
wall section must be shown. All cross-sections must be properfy detailed and labeled. At lease one cross-
section must show R-values of buiiding materials to ensure compliance with the Indiana Energy Codes. If
minimum R-values are not met on cross-section an Energy Code Compliance Worksheet must be
completed. If manufactured trusses are used, a diagrem musi be included with building plans for all trusses
being used. Truss diagrams must be stamped with the seal of the registered architecf or engineer who is
responsible for that design. Only lndiana registrations will be recognized. If a commercial construction,
plans mustbe stamoed aooroved bv the Indiana State Deoartrnentof Fre Prevention & Buiidina Safetv
Indicate total height of building on plans.
3. ONE copy of sewer permit(from Gity of Carmel Engineenng Dept, Hamilton Westem Utilfies or Gay
Regio�al Sewer District whichever applies), or sep�c pertnit(Hamiiton Counfy Health Departrnenf).
4. ONE (1) copy of plot plan from subdivision development plan.
5. TYVO (2) copies of a sde plan or plot plan showing the following REQUIRED infortnation (can 6e obtained
from the landowner or developer):
—Name and address of designer of plan with date
—Name artd address of owner
—l.ot number and subdivision or applipble general description
—lot drawn to scale—all dimensions
—Scale and north arrow
—�oVProperty lines
—Minimum front building setback line per apprwed development plan(incfude all front yard)
—All roads, alleys, rights-of-way, etc.
—All ottter utilitles and dreinage nghts-of-way and easemenis
—Any applicable flood plain area (Elevadon Certificate if necessary)
—8uilding pad elevation and lot comer elevations
—All accessory buildings— epsting or propased
—All sidewalks and driveways
—Sewer and water lines, septic system (tanks & filed system) and weli location
—Drainage Flow arrows
—AII drainage swales and sutrsurtace faali6es (retentlaNdetentlon areas, etc.)
—Sump pump (sump pump pits) showing discharge locations
—Geothermal heat pump discharge locatlons
If land is not within a platted su6division,a legal descripfion is needed.
