CARMEL ZONING ORDINANCE Z-289,SECTION 29.42(3}: The Director, Department of Community Services (orstain
shall approve or deny the improvement location Permit (building permit) within five (51 workino davs of the receipt of the
written application (orm and accompanying materials. The improvement locabon permit (building permit) shall be issued
when the proposed structure, improvement or use and its locafion conform in all respects to this ordinance.
7he followinq must be received bv the Department of Communitv Services before anv buildina or remodelinq permit can be
reviewed or issued bv staff:
1. ONE completed Improvement Locafion Permit (Buildinc� Permit) application.
2. 11N0 (2) complete sets of construction plans. Building elevatlons, foundation plan, floor plan and typical
wall section must be shown. All cross-sections must be property deta+led and Iabeled. Atlease one cross-
section must show R-values of building materials to ensure compliance with the Indiana Energy Codes. If
minimum R-values are not met on cross-section an Energy Code Compliance Worksneet rnust oe
compieted. if manufactured trusses are used, a diagram must be inclu�ed with building plans for all trusses
being used. Truss diagrams must be stamped with the seal ofthe re�istered architect or engineer who is
�esponsible for that design. ONy Indiana regisUations will be recognized. If a commercial construction,
plans must be stamped approved bv the Indiana State Department of Fire Prevendo� & Buildina Safetv.
Indicate total height of building on plans.
3. ONE copy of sewer permit(trom City of Carmel Engineering Dept, Hamilton Westem Utiiities or Clay
Regional Sewer District whichever applies), or septic permit(Hamilton County Health Department).
4. ONE (1) copy of plot plan from subdivision development plan.
5. TWO (2) copies of a site plan or plot plan showing the following REQUIRED information (can be obtained
ftom the landowner or developer): `
—Name and address of designer of plan with date
—Name and address of owner
—�ot number and subdivision or applicable general description
' —Lot drawn to scale —all dimensions
—Scale and north arrow
—Lot/Property lines
—Minimum front building setback line per approved development plan (nclude all front yard)
—All roads, alleys, nghfs-of-way, etc.
—AII other utilities and drainage rights-of-way and easements
—Any appficable flood plain area (Elevafion Certificate if necessary)
—Building pad elevation and lot comer elevations
—All accessory buildings— ebsting or proposed
—All sidewalks and driveways
—Sewer and water lines, sepdc system (tanks&filed system) and well location
—Drainage flow arrows
—AR drainage swaVes and subsurface facil'rties (retentionldetenfion areas, etcJ
—Sump pump (sump pump pits) showing discharge locations
—Geothermal heat pump discharge locatlons
If land is not within a platted subdivision, a legal description is needed.
ALL CONSTRUCTION IS SUBJECT TO FIELD INSPECTION
