CARMEL PLAN COMMISSION
NOTICE OF PUBLIC HEARING
Docket Nos. 05050060 PP and 05050061 SW
The Carmel Plan Commission will meet on the 19th day of July, 2005, at 6:00
p.m. at Carmel City Hall, 1 Civic Square, Carmel, Indiana 46032 for the purposes of
holding a public hearing on Michael Maloy's ("Petitioner") Primary Plat and Subdivision
Waiver applications for the property located at 12075 Shelbome Road. The Petitioner
requests Primary Plat approval to plat 3 lots on approximately 6 acres and a Subdivision
Waiver of Section 6.03.19 of the Carmel Subdivision Control Ordinance to eliminate the
need for a frontage place, alley or other designated means of access.
The property that is the subject of the Primary Plat and Subdivision Waiver
applications is located at 12075 Shelbome Road in Carmel, Indiana and is further
described in the following legal description:
The north half of the Northwest Quarter of the Southwest Quarter of Section 32,
Township 18 North, Range 3 East, Hamilton County, Indiana, and being more
particularly described as follows:
Beginning at the northwest comer of said half quarter-quarter section; thence north 89
degrees 27 minutes 58 seconds east (assumed basis or bearings) along the north line of
said half quarter-quarter section, 1326.01 feet to the northeast comer thereof; thence
south 0 degrees 00 minutes 49 seconds east along the east line of said half quarter-
quarter section 658.43 feet to the southeast comer thereof; thence south 89 degrees 29
minutes 42 seconds west along the south line of said line of said half quarter-quarter
section, 1325.70 feet to the southwest comer thereof; thence north 0 degrees 02 minutes
24 seconds west along the west line of said half quarter-quarter section 657.75 feet to the
point of beginning.
Except part of the northwest quarter of the Southwest Quarter of Section 32, Township
18 North, Range 3 East in Hamilton County, Indiana, and being more particularly
described as follows:
Beginning at the northwest comer of said quarter-quarter section; thence south 0 degrees
00 minutes 00 seconds west (assumed basis of bearings), along the west line of said
quarter-quarter section, 92.89 feet to its intersection with an existing fence line
prolonged; thence north 89 degrees' 15 minutes 02 seconds east along said fence line
prolonged and said fence line, 364.54 feet to an existing fence comer, thence north 5
degrees 36 minutes 01 seconds east along an existing fence line, 91.78 feet to its
intersection with the north line of said quarter-quarter section; thence south 89 degrees
30 minutes 22 seconds west, along said north line 373.48 feet to the point of beginning.
