The improvement location permR(building pertnit) shall be issued when the proposed structure, improvement or use and its location conform in all respects to this ordinance. The followina must be received bv the Deoartment of Communitv Services before anv buildina or remodelina oermit can be reviewed or issued bv staff' 1. ONE completed Improvement Location Permit(Building Pertnft) applicadon. 2. TWO (2) complete sets of conshvction plans. Building elevatio�s, foundatio� plan, fioor plan and typical wall section must be sfiown. All cross-sectio�s must be properiy detailed and labeled. At lease one cross- section must show R-values of building materials to ensure compliance with the Indiana Energy Codes. If minimum R-values are not met on cross-section an Energy Code Compliance Worksheet must be completed. If manufactured trusses are used, a diagram must be included with building plans for all trusses being used. Truss diagrams must be stamped with the seal of the registered archRect or engineer who is responsible for that design. Only Indiana registrations wiil be recognized. If a commercial construction, plans must be stamoed aooroved bv the Intliana State Deoartment of Fre Prevention 8 Buildina Safetv Indipte total heght of building on plans. 3. ONE copy of sewer permd(from Ciiy of Carmel Engineering Dept, Hamilton Westem Utilities or Clay Regional Sewer D'istrict whichever appiies), or septic permit(Hamilton County Health Departrnent). 4. ONE (1) copy of plot plan fram subdivision development plan. 5. TVVO (2) copies of a site plan or plot plan showing the faliowing REQUIRED information (can be obtained from the landowner or developer): —Name and address of designer of plan with date —Name and address of owner —Lot number and subdivisian or applicable general description —lot drawn to scale—all dimensions —Scale and north arrow —LoUPro oerty lines �viinimum fronYbuilding setback line per approved development plan (nclude all front yard) —All roads, alleys, nghts-of-way, etc. —AII'other utilities and drainage nghts-af-way and easements —Any applicable flood plain area (Elevation Certifipte if necessary) —8uilding pad elevation and lot comer elevado�s —All accessory buildings— ebsting or proposed —All sid'ewalks and driveways —Sewer and water lines, sepdc system (tanks& filed sysiem) and well Iocation —Orainage Flow arrows —All drainage swales and subsurface fadliGes(retentioNdetention areas, etc.) —Sump;pump (sump pump piLS) showing discharge loca6ons —Geothermal heat pump diecharge locations if land is not within a platted subdivisioa, a legal description is needed.
