Re: Taylor Trace
Dear Mr. Mindham,
I am in receipt of your letter dated October 4, 2007 to Springmill Builders, Inc. regarding
the landscape plan for Taylor Trace. Unfortunately, Springmill Builders, Inc. has been
out of business for several years now. Accordingly, there are no funds or operations to
complete the requirements. However, the following information may be helpful.
The common areas are owned by the homeowner's association as of about 3 years ago.
Springmill Builders, Inc. turned over control of the homeowner's entity to the property
owners and the association should have a budget for care of these areas including tree and
shrub replacement. Furthermore, each property owner was responsible for putting
additional trees (at least 2 in the back yard) upon completion of the construction for each
lot as stated in the covenants. Springmill Builders, Inc. has not been involved with the
approvals and/or inspections of the new construction. The covenants have been the
responsibility of the association.
