Docket No. 05060029 ADLS Amend: Meridian Mark I & II The applicant seeks approval for a new sign package. The site is located at 11611 & 11711 N Meridian and is zoned B-3 & B-6/Business within the US 31 Overlay. Filed by Steve Granner of Bose McKinney & Evans, LLP. The applicant is requesting ADLS Amendment approval for a sign package to govern all future signage for this site. This location is a multi-tenant building complex, and contains two multi tenant buildings. Center Identification Signage Given that this site has frontage on 3 public streets it is permitted to have 3 center identification ground signs. The applicant is proposing 2 (updates to 1 existing, and a new sign along Meridian Street). The existing sign as located is permitted to be 6' high, and 75 sq. feet. As shown, the sign exceeds this height by 3 inches, and exceeds the allowable square feet by 1 ~ square feet. A variance is being sought to allow the address numbers exceed the maximum number height as specified by the ordinance (the ordinance permits numbers that are 100 feet or less from the right of way to be a maximum of3.5 inches tall). The proposed 2nd center identification sign as proposed complies with the ordinance. Wall Signage As proposed wall signs can be up to 105 square feet. This exceeds the allowable square footage for most of the locations identified. Staff requests the petitioner indicate the allowable square footage for each sign based upon the ordinance standards. The petitioner should identify each potential sign location with its corresponding allowable square footage. Permitting signs to exceed the allowable square footage will require a variance by the Board of Zoning Appeals. Staff would prefer the signs be limited in square feet to what is currently allowed by the zoning ordinance. Per the ordinance, the Meridian Mark Plaza II building (the north building) is permitted only 2 wall signs. Allowing a third requires approval by the Board of Zoning Appeals. As drafted, this signage plan would allow two signs on one fa9ade. This is not permitted by the ordinance, and the petitioner is requesting a variance by the Board of Zoning Appeals for this as well.
