Dear David.
This letter serves to follow up our meeting on February 6, 1998 regarding the proposed new office for
your custom home building business located at 715 E 107th Street.
I have discussed the two outstanding issues regarding this parcel with the County Engineer. As I
indicated in my last letter, our department will require a Commercial Driveway permit for this
development, and this will require cutting of the curb to create a "valley" entrance into the driveway.
The part of the driveway located within our right-of-way must meet our standards for pavement
thickness We will require the radii improvements as we discussed in our meeting, but they need only
to be 10-foot radii, not 15-foot.
Please be in contact with Mr. Ron Lantzer prior to beginning construction at this location. If you have
any questions or are in need of additional information, please contact me at your earliest
convenience.

Dear Mr. Klein:
This letter serves to acknowledge receipt on December 29, 1997 of your letter regarding the proposed
D.B. Klein Builders office on 147th Street,and to follow up our telephone conversation on January 23,
1998 regarding the same topic.
I have spoken with the County Engineer regarding the requirements of the Hamilton County Highway
Department regarding this proposed change in use of the aforementioned residence. We will require
that the portion of the driveway located within the County right-of-way be paved in accordance with our
County specifications. Additionally, 15-foot tapers will be required where the driveway is located next
to the curbline.
A commercial drive permit will be required for the upgrade of this driveway for use at a business
location. Please be in contact with Mr. Ron Lantzer,of the Highway Department, prior to the
commencement of construction to obtain the proper permit.

I have reviewed the submittals for the proposed conversion of the existing house to an
office building and have the following comments.
1. As shown on the plot plan by Miller Surveying, the only proposed impervious surface
is the addition of two parking spaces adjacent to the existing residential driveway.
Because this is the only new hard surface planned, this office does not object to your
proposal. If however, in the future, additional paving or redesign of the site is
needed, then, additional requirements may be made at that time. Possible
requirements could include such things as an engineered drainage plan, drainage
calculations, detention, etc.
2. There is an arm of the Homeplace Regulated Drain that is located along 107"'. There
is another arm located along the alley. These drains carry easements. These
easements were not shown on the plot plan. Has a Non-enforcement Permit been
applied for on this lot in the past? If not, then the easement is the statutory 75' from
the center line of the tile. It is my recommendation that a Non-enforcement be
applied for if one has not already been obtained. This will avoid problems with the
title Mork.

Plans have riot been submitted for District review However, this residence is already connected
to the District's sanitary sewer system, so unless there is a change proposed for this service, no
further District review will be necessary and building permits could be issued.

Plans have been submitted for District review and the District's engineers have held a
preliminary meeting with the developer's engineers. A number of engineering issues remain to
be solved regarding the service to this property as it relates to the District's master plan for the
Clay Waste West and Michigan Road service areas. Discussions with the developer will be
ongoing; resolution of sewer service issues is partially dependerd on the outcome or the
requested zoning approval_
