Thank you for speaking wl[n me tooay regaroln9 tnb mezzamne for David & Mary. The eric
mezzanine as submitted was a total of 250 SF and nab a spiral stair as (ne primary means of
egress Since [nat Time [ne mezzanine qas Been expanded 1:o 4.25 SF and the rsqulree means of
egress/s Row at the other end of the mezzanine eno exits Into the buildmg common stair. Please
refer to the attached floor plan, Sections 505,3 and 1004.2.1 of the novena Building Code
permits a s~ngle means of egress from spaces w~tn a maximum occupant cae of 50. The
mezzanine has an occupant Icad of 5 (the actual number of occuoants ~s 4,) The solrat stair
being kept as a convenience stair but is not a required exit
The Owner's offices are on tnb mezzanine level, One reason for expane~ng [ne mezzamne $~ze
was so that [ne mezzanine coupe ue rotc the existing stair and the Owners woulo Be able to come
and go withOUt clients seein~c them. The spiral stair would 3e usea very lltue aurmg normal
pusiness hours.
The exist ng stair that is being bed into is a nomrated open stair. Doors into this space are not
required to be ratec however, a 45 min., B label doer s be ng provided
Section 1003.2.13 states that accessible spaces shall be prowded with not less than one
accesslple means of egress. The accesslb-e means of egress tn this case is the required exit at
me exstng stair The ADA Accessibility Guidelines (Section 4,,1,3(1 ) state that aT east one
accessible route complying with section 4.3 shall connect all accessible spaces within a ~acility.
Section 4,1,3 (5) Exceptio~ 1 states that elevators are not required in facitit es that are less than
~nree (3) stories. The mezzanine sna~l comcl:/ w~tn all otner accessl~)lllty reaulremen[s
established in section 4.1.3.
